We have to post an abandonment notice, takes a week.If you proceed to eviction you will need to have the tenant served papers, so you are stuck if they are gone or non responsive.If it were me I would post both an abandonment notice and an offer for cash for keys. 

They don't wholesale or flip.They would do the paper work for both.

@Keniya LeeWatch for Philly laws but in pa to my knowledge you typically put up a quit or pay notice on 5th and can fIle evict papers on 15th .

to make any money at this unless your a very large vertically integrated reseller of recreational land and can carry all your own paper.. there are a handful of these companies in the US>.  

Life and real estate doesn’t work out on paper like that .
