You will probably need to provide architectural plans and file a application to why you want to alter the zoning.

There is a pretty good mix of home architectures most dating from 30-60's but everything else too,  and there is a pretty good mix of small multifamily and some midsize apartment projects;  most of these 50's and up.   

This is also going to be a concern with resale as flooding that your aware of will have to be disclosed.Not sure if that architecture is common for the area, but it looks slightly weird.

The vinyl exterior siding is new, the windows are new, the roof is somewhat new, but the interior has that "old" feel...in a good way and bad way.You'll notice the architecture is much more unique and more detailed than new constructions.

I must say that I felt in love with the architecture of the houses and of course, I wanted to make money and why not help bring back these wonderful properties to its grandeur, I too wanted to be part of the Detroit come back story.

You also have some panoramas in there; I'd suggest keeping them in but trying to to rely on them for a room's photo.

Plus you have your soft costs--architectural, engineering, permit fees, developer fees, school fees.

The only cash I'm putting in beyond the loan is roughly $900 for architecture and will pay another $4000 to $5000 for appliances.
