Where this unit is located, a heater is not really a necessity but a hot water heater is.

Minimum of 200 amps to each unit, 400 might be nice to offer, if you can do 3 phase 120/240 that will be better, separate panel and meter for each unit is a necessity.

Bathroom shares the north wall with a closet and needs to be at least 7' in length to accommodate all bathroom necessities. 

I'm looking at a MHP with an expired listing, but noted that there are >5 years back taxes owing so maybe should wait for it to go to tax sale.People I know with online shops are slow if they sell anything other than necessities.

That said, I expect those who sell education to argue for the necessity of paid education...whether they really believe it or not, they have a vested interest in promoting that idea.

If you did attempt to be added as a loss payee as well, chances are the insurer will question the necessity for you being named as such.
