That money could pay for a new roof in two years, a new furnace or A/C in one year, new windows and doors, new flooring, etc.

The concrete has been poured, exterior walls, window, roof is done.

Appreciate some feedback.I had a tenant, ironically also in Gaithersburg (hope it’s not the same person because she was a pain in the *** lol) but she wanted a new carpet we paid half, she paid her half via us uppping the rent $50 over what it otherwise would have been, so that’s always a creative option, however I wouldn’t want gas at my property if I could avoid it, always a risk of a leak or worse so I’d probably lean towards saying no to this specific request. 

Ever since a competitors sales Rep told me on the side that it was the best and their pigment count was through the roof...I have never been disappointed!

Looking at maintenance through the lens of a property manager what do you do when it comes to faulty windows, roof, and other exterior problems? 

Are they spray foamed and caulked to seal leaks around them?

At some point every house needs a new roof, new plumbing, new windows etc, so it is critical to understand how much money you have to budget for the next 10 years.

Note:                                                                       - Roofs are all OK- Two furnaces will need replacing w/in 5-8 yrs

You could add a clause in the lease stating the penalty for late payment.I like the idea of electronic locks.I would identify the items that need updating and plan accordingly; roof, furnace, etc.
