As a software engineer, I was wondering if there's any gap in current real estate investing tooling/software?

Indexing is great if your committed to the stock market or are OK deferring your RE plans, if the market drops.RE can beat the stock market because the RE investor can put in the time and effort to influence the investment outcome - which can't be done in the stock market.

This isn't a question about which software to use, or how to setup Quickbooks.

That being said...Some of the ways I have influenced the sphere of prospective tenants I get is: 1) I don't do Craiglist.

I dont have access to that software, and was hoping to draft the addendum on my own using Acrobat.

I'm looking for an iPad app or software that allows me to design a room and also provide a list of all materials needed.  

I am an Electro-mechanical engineer by education, and I currently work as a software/controls engineer in the HVAC space with a stable job and good income.
