Overnight the ceiling in the main floor bathroom of our four plex collapsed due to a water leak.

If you do your own maintenance, would you be willing to drive over there at night when there is a water leak?

We had a gradual leak from a waterline under our floorboards in our primary residence.  

The tenant claims water is leaking from the shower door and it's happened so long that it's now ruining the floor and creating a major maintenance issue.

Also had a shower leak that showed on the inspection tat is being fixed.

Got a call last week that the tenant in the first floor unit directly beneath ours was at her door complaining her A/C was leaking water down into their unit.

A lender will want photos of the inside including the breaker box and any visible damage, like holes in the drywall or signs of a leaking roof.
