On top of all of that, it boasts one of the best college football teams Ohio State Buckeyes, which is very well known and has a cult following, and attracts a lot of people to the games. 

Appreciation is a long term game (10 years plus) because you don't know short term fluctuations.

Not only is this prudent business management but if you're looking to scale down the line, having a creditworthy entity that can take business loans in its own name is a game-changer regarding risk allocation.

With so little inventory and bid wars , and hundreds of showings of each property to some fake buyer who never intends to buy house, I don't think Erics in this game are in any particular disadvantage compared to "licensed" REAs (licensed is in quotation marks,  since a lot of people seem to put too much significance into obtaining it, as if it was a law degree from Ivy League school).

House hacking is a great way to jump into the game.

I don't care about someone's color, religion, sexual proclivities, their stance on green energy, political affiliation, etc.I want people that pay rent on time, take care of the property, and communicate when needed.
