I guess when you get to a point when you can buy a ton of properties all cash and then resell them yourself then you do not need all of these techniques right??

You can look to the sq ft requirements of a sleeping area per person and if that area can not be enlarged by rearranging the furniture for example, then you may say there is only the legal space for one person for sleeping.

adding another room, preferably with a bathroom, is the best way to increase the value dramatically. all those other techniques like "adding a porch, finishing a basement" pale in comparison.
