I know a business owner who use an S Corp, to shield his liability, bought liability insurance, and his insurance agent didn't know enough to add an endorsement including him.

I'd appreciate hearing back from anyone who can relay back whether or not the numbers are reasonable:Estimate of the costs to Seller:Title Policy $1750Transfer Taxes $600 (based on $130,000 purchase price)Survey $400Miscellaneous Title Costs $500 (recording fees, zoning , water cert etc.)Tax prorations and attorney fee of $500Estimate of the costs to Buyer (me):Loan Policy $500City Transfer Tax $1000 (based on $130,000 purchase price)Escrow Fee $1400Miscellaneous Title Fees $500 (Lender endorsements, recording fees etc).Inspection $450This doesn't include closing costs from the lender such as origination etc (lender is USAA)Any thoughts?

Please let me know if you have any questions.Borrower creates an estimated budget during the origination process.This budget is reviewed by Anchor's internal team during an onsite inspection to ensure the scope of work aligns with the repair description provided by the borrower.Once the loan funds and after the borrower completes a portion of the repairs, they will submit a draw request to Anchor which includes a line item breakdown of the work completed and money spent.An inspector will visit the property to ensure the work is in place and that the budget is on track to the overall repair progress.If title has any endorsement requirements, then the approved draw request would need to be sent to the title company for endorsement prior to the funds being released.Once approved, Anchor will wire funds to the borrower.

Those endorsements handle the situation where the estimate was too low and the actual costs of Rebuilding are higher.

This way once the RMLO provides the terms you could just fill out the note/mortgage your self and either have the attorney provide and endorsement or the title company can do it as well. $100 vs $500.
