Clearly, your broker needs to be informed as they are doubtless responsible for your contract activity... and it certainly would be a good idea to discuss how that gets handled with your broker.  

@ Keith Anderson - yes, I have heard the same thing regarding lenders not being keen on lending to an LCC.

The reason I'm considering this is, I'm keen to invest in property but lack the capital required.

I have absolutely no experience doing this at all, but I think you MAY get very close to your goal if you're able to buy a multi-family in a ski area friendly location and make it a short term rental ($200+ per night).I've had a keen interest on doing something like this in Colorado and I think it MIGHT be possible.

I am very keen to understand what the main risks are for the scenarios mentioned, ie. good tenants + good management in place + good rental market.

But plenty of other things will be happening... the appliance power cord will overheat and the short on the appliance will doubtlessly be getting quite hot as well.

There are some pockets like Keene that have a better market, but for the most part, strong multifamily markets exist in the larger cities.
