First, I would ask do you have the time, interest to devote to this asset class.  

It's  a smaller group and about 1 hour long compared to the monthly meeting which us two hours.We devote at least one meeting a year to just q and a.

Many of these folks get fed up with the pain of managing the properties or like one of the recent sellers I bought from, they want to travel or they buy a second home and can't devote as much attention to the property(ies) as they once did.

This was a genuine opportunity devoted to helping people, like myself, who was searching to do something different, productive and rewarding, to obtain the tools and techniques to move forward in their lives successfully via real estate.I was also blessed to have Chad Chiniquy as my instructor and I can’t tell you how big of a difference that has made.

You should think about minimizing stink as less about breathing in harmful substances and more about being comfortable enough breathing to devote your full attention to doing a job carefully.
