Not to mention they have been smoking in the unit which was not allowed in their lease.They are tenants “at will” and we would like them gone.

New tenant has been in the SFR for a month and just started complaining about a smoke smell that wont go away.

Lease renewal or not, doing something contrary to lease terms-non payment, noise, smoking and to schedule an inspection.

Standard qualifications (no smoking, 3X rent, criminal/past history) and not allowing pets at this time.

I definitely made some mistakes on this property, I should of had the house treated better to remove the smoke smell, after the reno was complete you can still smell a hint of that smell.

There are also neighbors in the complex who can check on things as well as HOA who will let me know about violations if they are happening vs. a sfh, I am in the dark unless I actually go by to inspect it.   

I'm more interested in how much they smoke and how many animals they have than a 700 credit score. 

Now I understand, the reason people chose to smoke on there balcony and not in there own apartment is because they dont want a smoke smell within there living quarters,which I can totally agree.

Within a month, I am getting calls at all hours of the night with complaints about noise, smoking, screaming, and the like.
