I believe you are wanting to enter RE investing at a time more challenging than recent time.  

Prices on everything I own have gone up 2-3x and my cash flow went from ~$150/door to $500-$600.I still believe Detroit offers that opportunity today and is why I continue to pound the table on it.

Now I believe there is a fee in order to have them come a 3rd time 🙄.Both properties have already gained in value according to RedFin, not sure if that would reflect if they were sold but its a positive move.

Well his little kids uses that bathroom I believe and prob not supervised.

@Adam Ramsey -Here is a map of District 24 which I believe includes more than the 4th ward, but generally outlines the area where you would need to start being concerned with the type of tenants the property would bring in, or be concerned about housing appreciation because of the surrounding area.

As the lessee, I believe you can expense the roof replacement and then wait to exercise your option. 

Therefore, I would recommend sticking with a marketing channel that allows you to reach more people and convert more efficiently.I believed that direct mail could be a good marketing channel for rural areas, where people would appreciate a letter approach more, as they are not bombarded with SMS and calls.Feel free to reach out with any questions!
