I need a commercial carpet cleaner with heating element and tons of power.  

I let my AC guy know who was nice enough to go there and fix it... all he did was reset the power.  

Power wash it then decide if it's sound enough to just spray with a good coat of exterior paint, easy spray paint job top to bottom inside & out. .. touch up trim with a accent different color.. it's cute. 

Your mind is your most powerful asset, invest in it.

Has anyone ever had to have a power pole moved before, or priced out the cost to move one or have the power lines moved underground?

In all negotiations Real Estate or not, knowledge is power, and the investor is significantly more powerful than your Grandma.

Unfortunately it's often a power struggle or you're dealing with a mom & pop owner who are not the most organized individuals.... but that can be an opportunity for you!

You could also put your agent powers to work and start finding clients that do fix and flips.

You should build a power team before yu get into a situation you can't control
