Good for you congratulations, lots of information that is irrelevant here but... potentially can afford a home little over 800K, now the questions will you qualify for a loan ... hypothetically your wife might not go back to work.20% down great, reserves for closing costs, appraisals, moving costs, new furniture, and any fixes needed the wife would like -(pink or blue nursery)?

If he has more than 20%-25% in equity after the rehab, He can cash out the 2nd loan.The fact that the rent of the other unit barely covers the 1st mortgage, he will have to come out of pocket regardless of what financing structure he goes to.To answer the question as to how difficult it is to fiancé a Jumbo, it's not difficult at all if you can afford the loan payment on paper. we live in South OC, almost all of our loans are Jumbo, it's very common.

Or simply flip that larger space with the kitchen at the back and the living room at the front.The third the way it is labeled may look like less space as you have a dining room in that plan, but not in the second plan-guessing both are meant to be the same.Theresa,With the house being Pier and beam the plumbing shouldn't be that expensive the only expensive part would be removing the wall since I believe it's load baring, I've made some modifications on the laundry room area as shown below, and thanks for the idea of re-locating the entrance door, I might actually consider it if  entering to a wall is not an issue anymore
