At this point, I anticipate that neither the owner or the mortgage holder will pay off the tax lien and that I will get the deed in approximately a year. 

Another thing to think about with a property of that size if you haven't done similar projects the finishes and everything in the home must be top notch, which many times can get a lot more expensive than you anticipate. 

The market seems to be very crowded with a lower inventory than I had anticipated.

Homes from Shelter-Kit seem especially cost-effective for the owner/builder who is able to do much of the finish work themselves.Now, I know that these building projects often end up costing a lot more than anticipated at first.

The returns are lousy because there is significant appreciation anticipated.

A lot of investors want a piece of that anticipated growth.
