If your rents and other info is correct, the duplex is a no-brainer.For the SFH, I understand that one is for sale for 137 but, asking price and selling price can be very different.

I originally set this up for a lease option, but the fact that it isn't move in ready is discouraging buyers.In my world, if you owe $82.5K, the ARV is $90-100K AND there are necessary repairs it's called a no equity deal. :) Are you sure of repairs?
