@Robert Rose - agree with all of the above and also a Feasibility Study to gauge local demand. 

In the worst case, if everything done is unpermitted, they may demand you rip every thing out and start over.

Commercial lending is almost a different animal. 

If they harmed the property with actual damage I would immediately demand payment, send to collections, and file a lawsuit in SC court.  

If you do plan to flip in that price range you're going to need an intimate knowledge of the area, demand drivers, and how to remodel these older homes efficiently. 

I have great tenants and recently raised their rent due to market demands and expenses.
