I’m looking into alternatives to finding deals (PPC advertisIng/driving for dollars) but I’m not ready to tie up $50 to $60k in an unprofitable education.

Hi @Sam Hanaa, yes, that is correct, but many are absolute disasters (ie, can't be cost-effectively brought back up to snuff), or they are being advertised at a low price with an offer presentation date.I agree that there some more opportunities than a year or two ago!

Tell them you will begin advertising and screening applicants immediately, they will be responsible for all your costs associated with finding a replacement (advertising, screening credit checks etc.) and that they will be responsible for the rent up to the point in time new tenants move in.

I saw a sign advertising a couple of rentals and when I called to ask for information and if the property had pictures online they person responded that it was listed on realtor.com and that if I sent a pic of my license they would send me the address.???

(That's where the 'consultantancy' and/ or additional marketing and advertising angles, other tactics, buyer pre- screening, etc. can come in very handy... and routinely 2- 3x your LO, ROI. :-)
