Louis area so I am essentially re-learning the city as an adult.

I understand they have more tenant turnover, students can be rougher on property than more mature and possibly responsible adults, and that the summer is a high probability vacancy (shorter duration lease) as most STR tenants will want something better than student housing and it would be a pain to furnish/unfurnish for the short out of school year.  

Any advice is helpful and this would be for more kids that have graduated highschool or adults then just my brother and his friends, etc?

With 9 adults living in this house the utility costs are going to be much higher than would be for a typical family.What about lawn care, snow removal and pest control?

Do all the adults who will be living in the house have a combined income that qualifies?

We are all young adults that either are entering the work force as new graduates or are on our last years of college that are eager and see the importance of owning real estate.

Also with the rising cost of homeownership, student debt, and lifestyle many young adults are opting to rent rather than own. 

Just thought I would throw this out there and see if anyone has advice for me, I am VERY fascinated by house-hacking, and have been watching / listening / reading everything I can about it for multiple years now (I am only 20, so that is pretty much all of my adult life thus far).

Then a disability group took over two more spaces doing daycare work-therapy for handicapped adults, they also collect & sort bottles/cans, wrap napkins with cutlery etc for hotels/restaurants & are very busy.

I've never as much like an adult as the day I bundled and saved with my State Farm auto and landlord insurance on my five rentals!
