All of the trusses and decking are in good shape but black.

I had to have my friend wait at the property at-least 4 different occasions on a different dates and time, only to be stood up and the tenants don't show up.

What stood out to me is that you know you can "make the payment."

If they say that they liked your letter or that you stood out, that's a good sign your mail is working.  

Hello Fellow BP's, just something that might make you chuckle a little: I recently attended a local REI club meeting wherein there was a Guru's "reason why you need to trust me" video showed followed by a well dressed member of his team who stood up for the close.

For example, search the forums here for a tiny glimpse on how many newer PMs/landlords complain about driving out to meet a prospect... only to be no showed or stood up by someone who had no intention or capacity to follow through from the beginning.Prescreening prospects to separate the window shoppers from those who meet and match your pre-determined, in-writing rental standards is critical to ensure you're not wasting anyone's time: theirs or yours. 

I also listened to a BP podcast the other day and one of the dialogues that stood out to me was to find all the reasons to NOT do a deal.
