Studying your market and becoming educated will give you the best chance for success. 

Hello BPers,This is sort of a case study and a call for help.

To check if there is demand for storage units in your area there are companies who will do a marketing study for you (costs a few grand) or you could run some ads and see if people call.

I am currently studying up on wholesaling at the moment.

I would also study in detail the landlord/tenant laws in the state you are investing, and see how easy or difficult it is get rid of non paying tenants. 

Using cost segregation and 100% bonus depreciation in tandem with the OZ seems like a no brainer, but the opportunity for using cost seg’s “little brother” an abandonment study would be perfect for this.

@Tyler Smith I live in State College as well for school studying environmental engineering.

My current short term goal is just starting a portfolio, once I do my due diligence and study as much as a possibly can to mitigate my risks.
