I recently stumbled upon Nashville, Tennessee and the pricing looks about right (between 90-150k).

Overall I loved Chattanooga and remains my first choice as of now over Atlanta, Greenville, SC, Knoxville and Nashville.  

Always had a fascination for real estate investing and now I find myself in a position to start.Getting ready to sell my home here in SD because I'm moving to Nashville.

Nashville is a great area to be in.

In growing markets like Portland, Austin, Nashville, Asheville etc.The promote structure is9% pref80/20 to 13%70/30 to 18%65/35 therafter1% asset management fee, 3% development fee, .5% asset disposition and acqusition fees.Of course the asset management fee, acquisition and disposition fees would have a relatively normal discount rate.But what would you discount the promote at.
