Truth is they want to boast or want to sell you something.

Generally, these classes love to boast about the rehabs that they bought for 600k, put 150k into, and sold for 1mil and made 250k off of.

We will still have permanent employees of industry including the new facilities,  casinos, hospitals, McNeese,  maritime,  etc...  

I doubt you will get many mid-level casino executives as tenants.

Arizona has a ton of water available to it, the City of Prescott boasts a 100 year back supply. as do many towns around the state.

In our market (Orlando) STR CAN be quite lucrative, but most of the people I know with STR here are not seeing the ROI that people boast when they say STR is more profitable.

It has a college, decent pricing and I have some inside info through a family I know out there (10 kids grew up there :) ).Bear in mind you have Casinos coming into Everett and Springfield.  

@Mike Makkar  I crack up at your comment that Texas building costs are so high.. our costs are well over double what you guys pay you have some of the cheapest in the country.. you can build pretty cheap in metro Atlanta as well.land in the path of progress makes more millionaires than any buy and hold scenario unless you have A lot of buy and hold capacity..I bought a 4 acre piece in CA. in 1994 for 28k  NON buildable but bordered city.. it just finally got brought in.. and across the street the largest Indian gaming casino in the state was built over 300 million project.. we are about to get upzoned to flex resi commercial and I think my value at that time is about 3 million...
