The zip code is also going to have some top level A grade stuff...New development, gentrification etc...The price you the properties your looking it should make it abundantly clear if your in the C/D part of the zip code vs the A grade part.

Because unlike SFR, the MFR are not abundant everywhere.

I prefer to operate with an abundance mindset.

There are also abundant opportunities for small multi family and SFH.

I have been wanting to get into REI for years now but have never had an abundance of time or contacts to find private investors.

Position yourself properly and I guarantee you 2 or 3 yrs from now you will find an abundance of properties at 35 cents on the dollar.  

Seems like the Chatt market has a few multi-family properties but not an abundance, could be wrong with that assumption.

However, the US govt has made it abundantly clear the last few years that they will do everything in their power to avoid that from ever happening.Side note:I think housing will have experienced possibly the biggest effect of such a massive increase in the money supply for a few reasons (ignoring supply issues and everything else, just talking about money here).
