The mitigation of risk over 2-3 families as opposed to a single family will boad well for you in the event vacancy occurs (it will) in that same breath you are dealing with more tenants now so more headache, HOWEVER it appears you are looking to hire a PM anyway s oa reputable PM will go a long ways in helping relieve that headache :)550k could get you a triplex or even a 4plex in many parts of Sacramento and Stockton.

Rent trailer parking $100/mo, garage storage $400 a mo, etc. 3) Rinse and repeat quicker (although flipping will just become your job like it did mine . . . it's stressful and time consuming - I swear I've been doing reno's on properties I own for 10 years outside of working full time and now raising a family).With a 500k PP if you are looking 1 - 2 years out don't hold you breath.
