Hey,Has anyone heard of or used Zack childress automated deal maker program, and if so does it work?

I would focus on automation.

The only drawback is it is not as automated as SparkRent (what I was using before), with auto billing or late fees, but it hasn't bothered me as their mobile app makes sending payment reminders (bills) and additional bills (late fees) take only seconds and I can do it from anywhere.  

I think the difference in real estate and the stock market is the automated long term nature of real estate investing.

Sure, out of necessity you may elect using something automated but I see what successful real estate investors do- they actually answer the incoming calls.I also feel that this is something a new investor really needs to get a handle on so they know what works and what does not for their market.
