I must interject a li'l warning... it's REALLY EASY to get stuck in the study as the days pass by.I'd strongly recommend figuring out a 14day plan on a 30day outlook of actionable tasks towards weekly, monthly deadlines/goals.

Fair warning though...there's a train track that runs along the outside of Keesler AFB, so if trains rumbling by is a deal breaker, then looking further out may be a better option.

I also keep them out of trouble with the law, or at least warn them of what behaviours not to do. 

If they're using a lender like that, when I get their first extension request, I warn them.

I'm just speaking in generalities as a warning to anyone who want's to get into wholeselling or REI.

Thank you, super valuable advice and warning, does this advise for properties built before 1950  apply to all properties in the whole state of PA & CT ? 

There will always be those that apply and don't qualify hoping not to get caught but they were warned and out 30/adult for each application. 

If they are on M2M lease give them a warning then terminate their lease when they continue to fight.
