Their business model dictates they want many resources looking for them for off market type stuff.I am working on an off market deal right now for about 70 million for 2 multifamily buildings for a multifamily office client buyer.

But setting up LLc's seem to have an advantaged to help keep only certain people in the day to day and management of the business and keeps private investors who are funding only out of the business operations.Im sure this could e a record for longest question posted but I would love to hear how others are succeeding and how they have set up similar business models with how and why that works for them.

I can see if your model is to keep the notes its more complicated given all the money you have to spend with third parties getting the things worked out and or BK or other things people do to squat in houses.

We do not have the money for a down payment, so I put on my creative financing cap, and thought, what if I structure the financing as two separate models. 80% of the money needed for the property and rehab would be private lending with the folks at the agreed upon 6%.
