As I am out of state, I need to find a property manager willing to manage it for me, and my agent's contacts don't manage college student housing.

After some back-and-forth an inspection was scheduled only for the code enforcement agent to... wait for it... wait for it... ghost my PM.At this point, I've advised my PM to communicate with code enforcement in writing as much as possible and to continue to document their no-shows, etc.

He is on the other end of his career now and I've been helping him sell properties as his agent.

With the help of an investor-friendly agent How did you finance this deal?

I would contact my agent IMMEDIATELY to make sure they know that and to make sure I currently *really* have the coverage I think I do.
