If you wore your uniform I would be pumped.

Not only would make the tenants happy, it would make the property look nice from the outside with all windows having a uniform look. 

Plus cross your fingers your tenant or their attorney does not file some crazy motion.

Try never make it a permanent part of the public record because adobe photo-shop can be your worst enemy.Look up the laws of assignments, transfers and sale of negotiable instruments in your part of the world and also endorsements in accordance to the uniform commercial code.

If seller backs out you can go through the motions of filing suit.

I would continue with wood and style for uniformity. 

Don't get me wrong; agents are great, and they will facilitate things once a deal is in motion, but more often than not, newbies have to do a lot of the legwork themselves.

If not, then you may need to go through the motions of an eviction once they fail to pay rent.

If you don't have a plan, then are making stuff up as you go along and you can get into tight situations and have to make quick, uniformed, un-thought-through decisions.

If we screw that up a 10% over market pay hardly makes up for it as people will just be going through the motions.
