(fridge, range, dishwasher and usually an over-the-range microwave, at least on the more expensive ones) I do this for a few reasons, mainly because I think that usually when people move to a new house, they want to leave their old appliances behind and moving into a freshly rehabbed house with brand new appliances is a real turn on for a lot of buyers.

I have looked at MLS listed houses that no one else had looked at, because it still had fresh snow in front of the house, sometimes 2-3 ft, but that gave me an opportunity to pick up some really great houses.

It is our job to catch those folks when screening to ensure they never move-in in the first place {BTW: It's not just working class tenants, or those on assistance, who are hard on properties, we had a young, hot-shot, lawyer cause unbelievable damage to a freshly renovated flat in just six months}.
