Lucas Duncan Seller financing: should i use an agent

Hi i am looking to purchase an investment property in the next few months using seller financing somehow so i dont have to go thru the bank as i would be denied right now for a loan. i am wondering if i should use an agent to find properties for me or is this a waste of their time to help me if i want to use seller financing. i just dont want to be wasting anyones time as i know time is valuable in this line of work and i dont want to make anyone mad. if anyone that has used this method of purchasing a property could help me out here i would  greatly appreciate it as this is new territory for me. thanks

I would start with narrowing your specific criteria, identifying a market or territory, then speaking to an agent to gain some deeper insight.

It's just a platform to rent one folks room to another folk, and it's still a primary residence.The problem happened when the business is booming and during the scaling/expansion process, where people buying home just to be STR-ized and renter is getting wild also, so everyone said STR owner is the new enemy.Also, taxi business or bookstore has no claim of "territory", where hotel business has to pay taxes and all of that for the local gov. ; if STR doesn't expand like today ( let say there're only 1 STR per 10 miles wide), obviously STR-owner would not become enemy of everyone.I can understand why lot of avg people is mad at STR owner, because this business is also hijacking up the home price for avg folks.

Home prices are still reasonable, and you can find a great fixer for a decent price.However, if you are more familiar with Norcross or Doraville, I would recommend exploring these areas before venturing into unknown territories.

Within both 44118 and 44106 there are census tracts that trend lower income/lower education/lower owner-occ rates, and then census tracts that are almost off the charts the other way (solidly into A territory).
