Neither is necessarily right or wrong, you have to do what's right for you, but i have to say I believe there are 2 different kinds of debt - consumption debt which is bad (e.g. student loans and credit cards), which Kiyosaki calls "doo dads" and what I consider "good debt", by using other peoples money (such as a bank) to purchase INCOME PRODUCING ASSETS (NOT speculative ones).

That being said I won't sugar coat it, its not he best area but its certainly not the worst, there's plenty of data to support the investment and growth of the area, and why its been such a popular place for investors recently.Besides Darby, there are plenty of other areas for multis all over Delco.

You do deal with this in some manner with your step offer but it is unclear what happens in the event the step fails and what it takes for the step to fail such as lesser lease amount or space consumption, etc.The current occupied space you are at 10.80% gross yield.
