Say I rehab a home and its in pristine condition when I give it to a tenant, I come back a year later and notice a stain on the wood floors.

You could climb all the way up inside the stained glass steeple. 

We completely renovated the kitchen, both bathrooms, re-finished the hardwood floors, poured a new concrete driveway, re-built the back deck, stained, painted, etc. and tons of other small projects throughout.

They didn't notice the sinking floor in the furnace room or asked about leaks evident from stains, or plumbing issues. 

He is getting one of his properties ready for the banks appraisal and wants to powerwash, sand, and stain the deck.

The kitchen has a water stain on the ceilingfrom the leaking toilet above, loose receptacle, Missing drawer andknob on the cabinet.

Recommend changing bulb to ensure light is operational.Ceilings:There are several ceiling areas (front of garage ceiling, ceiling seam in master closet, ceiling in master bathroom) that have water stains, water damage, and mold indicating recent/current water issues.

It is hard to live with roommates when you own the house, but all the things I noticed as issues with the home (wood floors scratched, kitchen granite stained, etc.) never even came up in the sale.

As they start tearing out the carpet they stop, declaring the place a health hazard due to the blood spatter stains on the plywood flooring.

For paint I recommend using a smell and stain blocking primer wherever the walls were previously dirty or any side paneling you take down.
