I've seen appraisers go out 5+ miles on comps on these rural properties, sometimes go far as back as 24 months.

It's because Airbnb and STRs have taken a hit in the last two years.But I just had a client close on a new build in Wheat Ridge that is eligible for a short-term rental permit, and they look like they're going to do well.

The property is in pretty rough shape so we're planning on renovating before renting.

Let me start off by stating, I'm sure this question has been posted somewhere on this forum, but I cannot find the answer I'm looking for. 

Over the last 10-12 years, the city’s been on a steady climb, and for good reason.

In other words, you will be taxed twice on the money that you do take out essentially.
