The title is an echo of the sentiments of a lot of Real Estate friends of late.

We negotiated the price to a point it made sense, but I bought this because it was a decently cash flowing asset and had sentimental value.

For me, personally, that sentiment makes me want to prioritize proximity to greenspace, trails, and other outdoor recreation opportunities.I understand what you mean about the dated real estate and the potential need for improvement to appeal to an AirBnb guest because some of the real estate I have come across in my search makes "dated and unpleasant" sound polite. 

The saying down here is that every house has either had foundation repair or needs it.I agree with the sentiment that you should have an independent engineer provide a report on the property and have several foundation companies bid the job based on the engineer's report.That said, $466 / pier is retail pricing; high retail pricing at that.I will send you the contact information for three companies that will repair foundations for investors at closer to $150 / pier via PM.
