This property is a 2,500 square foot, up-down duplex. 97 years old but freshly renovated and in beautiful condition.

But with the memory of the housing collapse still fresh, recency bias blinds us.I made most of my wealth from 2008 to 2011 by purchasing distressed assets.

We gutted the kitchens/bathroom and installed new faucets, bathtubs, cabinets, etc to create a fresh, modern look.

Had the sewer scope inspection revealed the extent of the repairs required to ensure the property was inhabitable; I could have chosen not to pursue the purchase or negotiated with the seller with this very important information. 

You see, If you were starting out fresh today, knowing what you know now, would you be buying a condo first.  

I am 61 now, but at the time I was 25, fresh out of the US Marines.

Under $5k is small claims territory but a review of your documents might reveal additional charges that you could include.

And those that had 500k to 2 million worth of standing timber they got  Salmon  ( Fresh and Smoked that my partner caught on his ranch on the Oregon coast) Elk steaks and jerky from the Elk he kills every year.. those little treats  make us literally millions of dollars in log revenue and net profits over the years..
