You have to be in the scene, eat at the restaurants, chill at the coffee houses get to know the art scene and underground movements to really know what's going on and where it's all going.  

If they do 'balk' and shut down negotiations and I still wanted the deal, I would call back a day or two later with a higher offer.

But this area lacks a major grocery store, movie theater, chain restaurant, etc.  

Hi @Ryan VanPatten Outside of using Craigslist, I'd take a swing at putting a classified at Restaurant Depot.  

It takes more than inner city renovations and new restaurants to improve crime and school districts. 

You would also likely be better off shutting down the LLCs and operate as a SP which will save you money longterm. 

Keep it in the tenants name and they will be more likely to pay it, not knowing that debt may not follow them.With all that said, I just received two shut off notices for the rentals. 

If you have to evict someone and they don't want to leave until the sheriff shows up, you might want to at least change out the deadbolt on the front door and screw the other doors shut while it is vacant to help keep them out.

Those relationships never would have happened if I kept myself shut off, imprisoned by my ego.If I can give any advice to those just getting started out in their investing career it’s that it’s okay not to know it all.
