That would be an another red flag.As many realtors on BP have stated, too many folks run towards a lower rate, not realizing that a lower rate is not the end all, be all of getting a loan to closing.

Them not being responsive is another problem and should absolutely be addressed with the broker/owner of the company.From your comments you definitely do not need to be managing this yourself but think twice before letting others convince you that the PM is the root of all your problems.To answer your questions:Leases run with the land meaning the same lease stays in effect no matter whose name is listed as the landlord between management transfers or even a sale.

Look at the contractor's own contracts, if he or she does not have their own contracts then they are not truly serious about their business and is a red flag to me.If you do want to take the risk of using a cheap general contractor or using cheap subcontractors then I would develop your own master agreement for your contractors and have them sign it in order to let them know what the standard is.
