It's a terrible deal that no rationalization can fix.Here are those numbers:$350,000                  Buy     7,500                   Closing & Rehab$357,500                  TOTAL Cost (81.25% ARV)$440,000                  ARV  $12,250                 DP (3.5%)$337,750                 Loan    $1,711.33            Mnthly Pmt (4.5%, 30 yrs)   $2,600                 Mthly Rent (2 x 1300)  ($2,735.41)           Monthly ExpensesResults (not good)($135.41)                Cash Flow/Mo (that's a NEGATIVE Cash FlowWhy would you pay out $2,735.41 every month to lose money?

Rationalizing the it isn't emotions involve (saying it was money you put in) is even more expensive.Second,...wait,...I'm still trying to figure out why you're even asking if you should keep it if you have NOT DEBT on it...and you are still in negative cash flow....Second, just because it will rent fast doesn't make it a good deal.

If your trying to rationalize a purchase decision by saying "expenses will be a lot less than $1000/m (50%)", or "I expect good appreciation of the property value in future", then you had better have VERY realistic reasons to say so, because: it ain't "a perfect world"!

Prices in the northeast are a little high from an investor's perspective these days (as I'm sure you well know) but they are a lot closer to being rational here than where we came from in NY and NYC!
