Yes, I noticed the range of HOA dues, surprising since it doesn’t seem to be based on the price of the unit.

In Arizona minimally you are spending at least 300k for a decent rental 3bed 2bath 1500 sqft and on avg at least 400k which is going to require minimally 100k down and closer to 150-200 if you want to cash flow where avg rent is the 2300$ range.

But afterwards, makes around $20k……  We both have credit scores in the 760 range. 

Asking 1M but I'm thinking 800-900K, thanks  ok, then that would work for 30 year fixed programs in that same rate range. 

He buys nice homes (700k range and adds ADUs to them for around 100-120k) All in he's at 800k and he will generate between 6-7k/month in gross rent which usually nets him around 1k/month in true cash flow.
