Or if you've done a lot of painting and see that someone's got paint on their shoes, you could use that as an opening, etc.It also helps to have a few "canned" conversation items like "how long have you been coming here", "do you own any properties (and of so, tell me about them)", "what did you think of the main speaker" etc.Yeah, they're all gimmicks in a sense, but I think most people do it, consciously or unconsciously, because I think it makes most people feel more comfortable psychologically when they find some common ground to start talking with.Those are just some thoughts.

I dont see that causing a big up tick in defaults. plus the buyers were much more qualified.I can see it on teh commerical side though .. with those that bought cash flow that only works at X and now they go to refi and its Y .. as they had 20 due in 5 loans.. i can see saw pain there. did not read the article but I will .. but wanted to comment on why i dont see a big spike in defaults being tied to interest rates.. i see sales slowing.. and such.. but not a direct line to defaults.

Even if he wanted the house, if he wouldn't acquiesce to a simple request like that for the safety of the agent, imagine what a pain he would have been during the purchase process...

Rather than starting a new thread I will tag on to this....I have a couple of rentals with a similar situation as original poster, but they are 2 units, under 1 heating system, controlled by 1 thermostat in the 1st unit. 1 property is a gas furnace1 property is an oil furnace (bills have been painful this winter)Gas Furnace Property- I had an HVAC company check it out, specifically with converting 1 of the units to Mini Split system.
