The other lesson I learned is that the right fit for me in this investing process is to long term hold the properties I purchase, rather than flip them, unless market conditions are so good that flipping makes sense.Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

You can flip later; it just may not be the right fit for you now.In addition to books, these forums, and podcasts, the best thing to do to get you focused is to meet other investors who work that asset class or strategy at local meetups.

Basically finishing materials if you will.I can't really buy plumbing, electrical, hvac materials because there is going to be a fitting or part that they need that probably at some point will get missed.
