Even once we have online leases, we will still make it a point meet with successful applicants to sign the lease in person as it provides us the opportunity to review all of our Schedule 'A' with the new Tenants-to-be and ensure they are clear on things like due dates, payment options and the house rules.  

For instance, there is a local news channel here which every week they post a story about someone whom was ripped off and then they contact the company or individual behind it and almost every time they get the person a refund or get the issue rectified.

If you are reimbursing persona expenses, have an expense report to accompany every reimbursement.

Sometimes, in life, and certainly in Real Estate Investing, it is ok to be the better person, as this lady is acceptably on edge and bitter from all the rather "interesting" neighbours, so I don't blame when she says I will sue.
