That will not get you far on a four family as one tenant moves out your spending that on paint, carpet and cleanup etc. 

Having said that, I do have rules where I don't bend-- I do not allow cigarette smoking in renovated units because it ruins my paint.

I am now dealing with a lead paint issue on the exterior windows.

All interiors have the same paint color scheme. 

I acquired the property and complely remodeled ( new floors, new granite, paint, bathrooms, tiled chimney, hardware, doors, sinks and furnishing.)

I looked at the exterior the other day and it most likely is going to need a new roof soon, also the exterior could use a new paint job but nothing too terrible.

You might find that there are restrictions you can't live with like prohibitions on parking a camper, boat or commercial vehicle - and even the colors you can paint your doors or shutters.Be sure to ask whether there are any pending lawsuits against the condo association or any special assessments in existence now or anticipated in the future.You shou;d also request a certificate of good standing from the condo association, meaning that the seller doesn't have any outstanding fines or fees. 

What about painting inside and.or out, new flooring, cabinets dont need paint or knobs or new counters?
