Think turnkey but I never own the properties- I find good ones off market that are already cash flowing and sell them directly to rental property investors wholesaler style.

Thanks, I was looking for something more oriented as gift, not something they necessarily need in the house to have for the normal day-to-day to have. 

My day job is a home inspector so I see a lot of properties and know a lot of the issues that I will typically find in different homes based on their age, style, location, ect.

@Juan M Restrepo If renting out apartments is something you are considering doing long term it may be worth having a lease agreement written out by a local attorney boiler plate style so you can use it over and over again with the specifics of the new tenant info being the only things that change. 

They can have linear, slow-growth for a period of time followed by period of moderate cyclical-style appreciation.

You should move to a less expensive apartment, cut all unnecessary expenses to the bone and adopt a more frugal life style.

A large part of picking your market will depend on your investing goals and investing style.

This is more my style!

My primary goals are Cash Flow oriented.
