Sellers doing their own major repairs before close won’t end well (for you the buyer) Thank you didn’t rate reply - In the event I man in such a predicament, I would not allow the sellers to complete any major repairs.

It is perfectly legal and morally the right thing to do because you should not put a new tenant into a unit that has a key floating out there.

In many states judgments stay active for 10 years and can be renewed.You can write it off if you like, but you don't have to nor are you morally required to.

You don't want to put yourself in a predicament with a high interest rate hard money loan that has a balloon payment due that you can't refinance out of, so I'd skip the advice for a hard money loan on this deal.What I would be looking for is a portfolio lender that doesn't have minimum loan amounts.
