Hello All,I am reaching out to all of the Central Valley  California Rental Investors that can provide me information on who is a great CPA and or Enrolled Agent that can assist me with my Schedule E Tax preparation. 

I will just build up a cash E-fund and forget about pre-payments as they are not necessary if I'm not being irresponsible (which I'm free from thank goodness) and let time fix this, that is clearly the best option here.And no, I absolutely would not lend my best friend money in my situation. 

The cash on cash is a consideration but it might go down the list a few notches.People that have lot's of money value TIME.
