I recently listened to a podcast on The Landlord Diaries, episode FF86, where they talk about “co-hosting” as a term used to get around this exact thing.

California Coast,  Destin in Florida,  ski towns in Colorado, etc.   

For all we know you are an LP who owns 1% of these properties ownership structures or you are someone who helped raise money for a GP and in return was awarded the "co-gp" title even though no bank will ever accept your signature because your balance sheet isn't sufficient.

I have not signed lease yet as I want all signatures, co-signers and security deposit in place.

I would prefer to buy something local to the Longmont CO area, but there are limited options, so I am open to out of state investing, but concerned about managing it.
